The problem with most advertising on the internet, is that you have to pay for people who are just looking. With my plan, you only pay for results. Here is how it works.
- A potential renter looks at the houses that are available. A complete rental schedule is already on line. If he wants to reserve some time, he sends you a message, including his name, address, phone numbers, email address, and the time period he want to reserve.
- Onlymessages requesting time that is available will be sent.
- Each message will cost you $10.- It is up to you to contact your prospective renter and finalize the details.
- If, after you receive 10 messages, none of them result in an actual rental, you can cancel your ad and get your $100 back.
Okay, so here's the fine print
Take a look at the houses that are currently availablefor an idea of how you can present your ad, and what kind of information a potential renter would supply. This demo is fully functional, except that the actual email messages is not sent to the owner, and the online reservation schedule is not updated. Feel free to try it out. You will notice that each calendar has three kinds of dates displayed. These are:
- Dates that have been reserved.
- Dates that have a pending reservation.
- Dates that are available for rent.
The user will only be able to send you a message if he supplies the required information, and picks dates that are currently available per your schedule. Thus you don't have to worry about receiving lots of messages for dates that are already reserved. You even get to specify a minimum rental period, and how far in advance you are willing to accept a reservation. While every message may not result in a rental, I would say your chances are good.
In order for this to work for you, you must have either an email address. You must pay for messages in advance, in $100 dollar increments. Each message you receive will contain your current account balance. Should your account reach $0, your house will no longer be displayed as one of the choices, and needless to say, the messages will no longer be coming in. By the way, I am donating all of the income from this project to The Amigos de los Animales.
What you choose to say in your ad is up to you, but subject to my editorial approval. If you supply the marked up HTML text and graphics, great!!! You can supply up to 200K bytes of material, and I will put it online for you. If you want me to create the HTML text and graphics, I will be happy to do so, provided it isn't too extensive. It might take me a few days to get it online.
Once you sign up for this program, you will be given a password that you can use to update and modify your reservation information. When you receive a message requesting a reservation, those dates are automatically marked as having a pending reservation, so that they can't be reserved by someone else. You must resolve the status of that reservation yourself, and then update your online reservation information accordingly.
